Be Well Represented When Buying A Property
Buying a home or property is one of the biggest financial commitments most people make in their life so great care is important.
As a real estate purchaser most people view traditional Real Estate Agents as a "go between" to bring together both seller and buyer, but in reality, a Real Estate Agent who has listed a property for sale is employed by and is paid by, the seller and has a legal and ethical obligation to obtain the highest price and best result for the seller.
So we have a distinct conflict of interest when a buyer approaches a selling agent and asks "Can you get me a good deal?".
This simply can't happen, so it makes good sense for the buyer to employ their own agent to work in their best interest.
In other countries around the world separate selling agents and buying agents are quite common but here in Australia tradition has had an agent working for the vendor, trying to justify to the buyer that they are assisting them in their aims also. This is very difficult with such financially conflicting directions.
In the last ten years buyers agents have started to appear in Australia, mainly in the capital city areas of Melbourne, Sydney and Brisbane as discerning buyers and investors take advantage of this service to save money, time and stress with property purchases, particularly as this can, in many cases result in a cost saving of many thousands of dollars on a property purchase, far exceeding the modest fee of most buyers agents. Selling agents fees by comparison, are on average, double that of a buyers agent.
Many people view the asking price of a property as an estimate of its value but in reality properties can sell for many thousands of dollars less than, or in some cases many thousands of dollars more than, the asking price, depending on a number of considerations, not the least of which is the motivation and skill of the agents involved.
Therefore, it is extremely important to be well represented when buying a property. This can only happen with a buyers agent.
